Q: So what are the benefits of using your program to sell my house?
A: This program allows you to upgrade your home, make it more marketable, sell it faster, and increase its value. Best of all – you pay nothing until you sell. We are so confident this program will sell your home faster, we put our money where our mouth is.
Q: Will I sell it for more money?
A: Sometimes a home will sell for more than the asking price, but that’s not what we are claiming. Most purchasers typically offer 10 to 15% less than the asking price, and if a home is in need of curb appeal, they typically offer much less. It’s usually 3x less than the amount of the actual home improvement. Most purchasers will offer $20,000 less than the asking price for a home that needs a new roof. In actuality, a new asphalt-shingled roof costs closer to $6,000. If you use the equity in your home to put on the new roof, you as the seller get that $20,000 – and put the $14,000 in your pocket.
Q: What if the house doesn’t sell within the first 180 days (6 months)???
A: We make the improvements and the first 6 months are interest free, and if the house doesn’t sell and close within the first 6 months - we do have an interest rate, but it’s only 8%. Curb Appeal Sells will carry the financing for an additional 9 months – that’s a full 15 months, and still NO PAYMENTS until you close!
Q: When does the interest begin?
A: The interest begins at the date of signing the Curb Appeal Sells agreement. However, if the house sells and closes or the bill is paid in full within the first 180 days (6 months), there is NO INTEREST 0%.
Q: What if I take my house off the market for some reason? What happens?
A: If you take your house off the market for any reason – full payment is due. Not to worry though, if you don’t have payment in full – we can roll you into an alternative financing program. 6 months same as cash OR 6.9% interest for 48 months.
Q: What if my house doesn’t sell within the full 15 months?
A: At the end of 15 months, payment is due in full. Contact us at the 14-month point to talk about your options. If you don’t have payment in full – we will attempt to roll you into one of our alternative financing programs.
Q: Is there a lein put on my property?
A: For us to receive payment at closing under our NO-COST Program – an initial lein is placed on the property so that the title company knows to contact us prior to your closing for final payoff. We file a release of lein once payment is received. Under our alternative finance programs there is no need to file a lein.
Q: Are your prices competitive?
A: Yes, we are very price competitive. We negotiate our pricing directly with our manufactures and distributors, and due to the volume of work we do with our subcontractors – we are able to be very price competitive.
Q: How quickly can you respond?
A: This is what we do best! We respond quickly (1 to 12 hours) to the homeowner or the home owners agent to set up a walkthrough. Once a contract is signed with us, we start immediately preparing to initiate the work. Typically, we begin work shortly after the 3-day right-of-recision.
Q: What is the experience of your Representatives?
A: Our sales reps come from various home improvement backgrounds. Some have been builders, some experienced tradespeople, and others come from home improvement related sales experience backgrounds. Our sales reps are held to high standards and must be professional, trustworthy, well groomed and honest individuals.
Q: Do your Representatives undergo background checks during the hiring process?
A: Yes, all of our sales representatives must undergo pre-employment drug screening, motor vehicle and background checks prior to hire.
Q: Do you warranty your work?
A: Yes, our warranties are typically 1-year on labor, and product warranties offered by the manufacturer are passed-through right on to the new owner of your home.
Q: As a Buyer, when is the best time to get an estimate from you?
A: The best time is before an offer is made to the seller, so you can include the improvement costs in your offer.
